
The Community
Over the last 50 years, our city has experienced steady, and significant growth, seeing both population and economic expansion during this period.
In the 1970s (with a population of around 70,000 residents), San Angelo's economy was primarily driven by agriculture, livestock, and the presence of Goodfellow Air Force Base. Since then, the city has diversified its economic base, particularly in the healthcare and education sectors with the growth of Angelo State University (now part of the Texas Tech system) and the expansion of Shannon Medical Center, and with a focus on manufacturing and retail.

With a population exceeding now 100,000 residents, San Angelo's cultural and recreational offerings have expanded with the development of parks, museums, and entertainment venues. The city's strategic location as a transportation hub in West Texas has also contributed to its growth. The downtown area has seen revitalization efforts, attracting businesses and residents. San Angelo has become a regional center for commerce, culture, manufacturing, military, healthcare, retirement, and education in West Texas.
Amenities and Location
The majority of growth in San Angelo has been concentrated in the southern and southwestern parts of the city. This area has witnessed substantial residential and commercial development.
Angelo State University is located close by. The university's growth has attracted students, faculty, and staff, leading to an increase in demand for housing and services in the surrounding neighborhoods. Additionally, the healthcare sector has played a significant role in the growth of this area, including the expansion of the Shannon Medical Center. This expansion of quality healthcare services contributes to job opportunities and economic development.

Shopping centers, restaurants, and other amenities further boost the appeal of this area, both for residents and businesses. Everyday life is perfectly convenient to Southland Village, just off Knickerbocker Road, Loop 306, and Sherwood Way (US Highway 67 West), accessed via Valley View Boulevard, College Hills Boulevard, Loop 306, and other arterial roadways.
CONVENIENCE

Lake Nasworthy and the Airport are nearby. Goodfellow Air Force Base is 10 minutes away. Close to Loop 306, Knickerbocker Road, and other arterial roadways, one is minutes away from everything.
For golfers, Bentwood Country Club is almost next door. San Angelo Country Club is but a short drive. Another three public courses are within easy driving distance; Mesquite Ranch Golf Club, Quicksand Golf Course, and Sante Fe Park Golf Course.

NEARBY PARKS
Southland Village is conveniently located to several parks. Meadowcreek Park (a 5.5 acre neighborhood park) is only 5-8 blocks away. Unidad Park, the Red Arroyo Trail, and Dog Park are between 1.5 to 2.0 miles away.

FUTURE PARK

The city has a 26 acre property located at the northeast corner of College Hills Boulevard and Valleyview Boulevard which is planned to become a future Community or Neighborhood Park. Unfortunately, funds have not been available to begin funding park improvements. In 2023, the City commissioned the design of a long-term Conceptual Master Plan for the Southwest San Angelo Park, which includes an area for a Multi-Use Detention Basin – Recreation Facility. This detention basin will be designed with gently sloping perimeter areas that serve as the sides, with a relatively flat bottom, so that the facility could serve dual functions – providing both a storm water detention purpose, and a recreational amenity for the community.

The Developer has proposed spending substantial funds to make this happen, and the city has given preliminary approval to the concept. This could be viewed as the first step toward creating the Southwest Community Park. While not yet finalized, this is very promising.

While the initial improvement would be more of a field or open space than an improved park with constructed amenities, it would offer opportunities to youth sports for practice fields, adult recreation leagues, and other recreational opportunities for neighbors to enjoy.

The multi-use basin/recreation field would be located in the southwestern part of the city property, near the intersection.
